Begin with the role the property must play: a home, rental income or a longer-term holding. Then compare individual buildings and units—not just district names or city-wide averages.

Start with comparable evidence

Dubai Land Department provides transaction and rental data. A useful comparison keeps property type, size, location and transaction period consistent. An asking price is not evidence that another buyer paid that amount.

Make the shortlist specific

Downtown Dubai, JLT and Dubai South can be starting points for a conversation, not interchangeable investment recommendations. Record the commute, building condition, service charges, competing supply and intended tenant or buyer for each shortlisted unit.

For an off-plan purchase

Use the official project-status enquiry alongside the current developer documents. Ask for the project identity, construction update, payment schedule and contract terms. Marketing imagery cannot answer those questions.
