The short answer
A payment schedule explains when money is due; it does not establish investment quality, guaranteed finance or a guaranteed exit. Review it together with the contract, project evidence and your own funding position.
Map the entire commitment
Ask for a dated schedule showing booking amounts, instalments, handover amounts and other charges. Mark which dates are fixed and which depend on milestones. Have a qualified professional explain the consequences of delay, non-payment or a proposed resale under the actual contract.
Verify the project separately
For Dubai, DLD provides an official project-status enquiry. Use that evidence alongside the developer’s current documents. A persuasive payment plan does not replace project verification, and a project entry does not guarantee a financial outcome.
Keep uncertainty visible
Do not treat an assumed mortgage, future sale or future rent as committed funding. Ask lenders directly about eligibility and timing, and document a contingency if the expected funding is unavailable. Obtain independent financial and legal advice for your situation.
