A persuasive launch is not due diligence. The decision should connect the project record, developer documents, contract, payment schedule, unit position and your own funding plan.

Project and authority checks

Identify the registered project, selling entity, applicable regulator and current official status. For Dubai, DLD provides project-status services and explains the escrow framework for off-plan sales.

Unit-level assessment

Confirm the unit reference, floor, orientation, internal area, external area, view, specification and contractual inclusions. A masterplan or hero render cannot answer unit-level questions.

Commitment and exit

Map every payment and fee, the time before completion, restrictions on assignment or resale and the contingency if finance or an early exit is unavailable. Obtain legal and financial advice on the actual documents.
